GOSEN LAND is a Cameroonian property company operating in several cities, including Douala, Yaoundé and Nkongsamba. Its Missolé II (PK30) site is reached via Yassa on the Douala–Yaoundé road, just after the Dibamba bridge. Do not confuse it with PK30 in Wouri.
Ask to see the land and the documents relating to your chosen plot. Documents can be consulted by appointment or at the notary; official document scans are not published here.
Missolé II prices and payment options
For plots from 200 to 1,999 m², the price is 5,000 FCFA per m², including the technical survey file and boundary marking. This price applies to Missolé II, not to every area of Douala. Notary fees are separate.
Plots from 200 to 499 m² require full payment. At the company offices, instalments are available from 500 m²: 70% followed by 30% within three months. The notary route is different: full payment is preferred, or at least 80%.
GOSEN LAND does not request land payments through Mobile Money or personal accounts. A purchase involves a physical meeting with a company representative, and a company receipt is provided for each payment.
Individual title: a target, not a fixed completion date
The target is five months in total: one month for subdivision followed by four months for the individual title. More than ten individual titles have already been handed to clients, mainly at Missolé II. Each new plot still requires its own checks.
Arrange a free visit
Visits take place on Monday, Thursday and Saturday, from 7 a.m. to noon. Available departure times are 7, 8, 9, 10 and 11 a.m.; noon is the end of the visit window, not a departure.
